1. The rental agreement
The rental agreement concerns the holiday accommodation as described by Feriecenter Bornholm and runs for the agreed period from 4:00 pm on the day of arrival until 10:00 am on the day of departure. All rental agreements for holiday homes/apartments exclude transport. In the event of late, unannounced departure, the tenant will be charged DKK 250 per hour. By paying the rental amount, the tenant accepts the rental terms and conditions. Statements and agreements not confirmed in writing are non-binding. For business purchases, the agreement is binding after eight days, regardless of whether payment has been made or not.
2. Payment terms
The rental amount must be paid within 8 days in Danish kroner.
Failure to pay on time is considered a cancellation. For business purchases, the agreement is binding 8 days after the booking, regardless of whether payment has been made or not.
3. Deposit
A key deposit may be charged on arrival. The amount is held to cover minor damage or missing washing-up/tidying, etc. Any refund will be made 21 days after departure.
4. The holiday accommodation
The holiday accommodation may only be occupied by the agreed number of persons (babies under 2 years excepted). Feriecenter Bornholm reserves the right to refuse additional persons. Tents and caravans may not be set up without prior agreement. Keeping the holiday accommodation clean during the rental period is the tenant’s responsibility. Any damage caused by the tenant must be reported and settled before departure. The tenant is responsible for these costs. Reservations for youth groups and similar are only valid when this is explicitly stated in the confirmation. Pets (dogs, cats, etc.) are welcome for a fee. Dogs must be kept on a leash. If misuse of the above rules is established, the tenancy will end immediately without compensation to the tenant.
5. The tenant
Feriecenter Bornholm is not liable for any damage suffered by the tenant, accompanying persons, or their property. The tenant must arrange their own insurance.
6. Cancellation/changes for private customers
1. The tenant may cancel the rental in writing at any time in accordance with the terms stated below. The cancellation is valid from the day it is received by Feriecenter Bornholm.
2. In the event of cancellation, Feriecenter Bornholm is entitled to a fee calculated as follows:
a: Cancellation up to 90 days before the start of the rental: 15% of the total rent, minimum DKK 750.
b: Cancellation from 89–45 days before the start of the rental: 25% of the total rent, minimum DKK 750.
c: Cancellation from 44–35 days before the start of the rental: 75% of the total rent.
d: From 35 days before the start of the rental: 100% of the total rent.
3. The rental agreement may be transferred unchanged to a third party. This requires that Feriecenter Bornholm receives written notice of this before the rental begins.
4. The tenant must notify Feriecenter Bornholm of the cancellation in writing to its address or by email to info@sandkaasferiecenter.dk.
5. Change: Up to 90 days before the start of the rental, the tenant may change the booking to another house or another period against payment of a fee of DKK. 350,-.
6A. Cancellation for business customers:
For business purchases, the agreement is binding 8 days after receipt of the invoice for the booking. The tenant is obliged to pay the landlord the full invoiced amount, even if the rental is not used. If the landlord re-lets the accommodation, the tenant is liable for the part of the rent not obtained through that letting. The tenant may cancel freely until the payment deadline expires.
7. Liability
Feriecenter Bornholm undertakes to conduct its business in accordance with good business practice. Feriecenter Bornholm does not own all holiday accommodations, but acts as an intermediary for the rental agreement between owner and tenant. The holiday centre accepts no liability for sudden damage of any kind (installation failures, breakages, blocked drains, etc.). Any occurrence of mice, pests, insects (wasps, ants, earwigs, etc.) in or near the holiday accommodation is not a matter for complaint for which we can be held liable.
8. Extraordinary events
Feriecenter Bornholm accepts no liability for situations beyond its control as a result of train and ferry delays/accidents, blockades, other accidents, war, strikes, lockouts, oil and petrol rationing, border closures, epidemics, natural and pollution disasters, or other force majeure. Feriecenter Bornholm reserves the right to a proportionate increase in the agreed rental amount in the event of increases in taxes and duties, and similar.
9. Service and complaints
Feriecenter Bornholm is at the tenant’s disposal in the event of damage, defects, and complaints regarding the holiday accommodation. Damage, defects, and other complaints that cannot be remedied on site by contacting the contact person (owner or caretaker) must be reported by phone to Feriecenter Bornholm within 24 hours of the start of the rental or the occurrence of the defect. The complaint must also be submitted to the office in writing within 5 days. In the above cases, the tenant is obliged to allow the landlord a reasonable time to remedy the defect—without this resulting in a reduction in rent. If the tenant does not comply with the formalities, or leaves the accommodation without first notifying the agency and allowing time to rectify the issues, any liability for compensation lapses.
Complaints about inadequate cleaning are only accepted on the day of arrival by personal or telephone contact with Feriecenter Bornholm. You must contact us before you move in and start using the house, otherwise the complaint will be rejected. Cleaning of garden furniture and windows is not included in the final cleaning, as wind and weather can quickly change their condition. If the rental has defects that cannot be remedied after the tenant has requested this during the rental period, the tenant is entitled to a proportionate reduction. As a remedy, the holiday centre reserves the right to relocate the tenant to another equivalent holiday accommodation at its own discretion. Any further compensation of any kind is excluded, except for claims relating to defects or breach of contract caused by intentional or grossly negligent acts by the holiday centre or its representatives.
10. Danish law
As the holiday accommodation is located in Denmark and is subject to Danish property law, Danish law shall apply when deciding any legal disputes regarding the rental.
11. Insurance
The stay does not include insurance. The tenant must arrange any insurance themselves.
12. TV, video, radio and satellite
Interference may occur in poor weather conditions. Should problems arise with these devices, it cannot be guaranteed that assistance can be provided during weekends and evenings. In the event of incorrect operation or changes to programme settings by the tenant, the agency reserves the right to have damage repaired and programme settings restored at the tenant’s expense.
Distances: All distances are approximate and often measured as the crow flies.
Allergy: Please note that even in houses where pets are not allowed, allergies may still occur. The holiday centre accepts no liability in this regard.
Area: The m2 stated in the description corresponds to the gross area according to the BBR register, possibly with the addition of a terrace.
Animals: Pets may only be brought when stated.
Appliances, such as a dishwasher, washing machine and similar, do not entitle you to a reduction in rent in the event of malfunction. This also applies to TV and satellite.
Electricity/energy and waste disposal. The amount is included in the rental price.
Forgotten items: Will be retrieved if possible against payment of the costs + a fee of DKK 75.
Shopping: Distance to shopping indicates the nearest shop (often only open seasonally) where essentials can be purchased. As restaurants and shops may close at short notice, Feriecenter Bornholm accepts no responsibility for this.
Furnishings: The houses are individually furnished and equipped according to the owner’s taste and means. Cupboard and shelf space is often limited. Steep stairs may occur. In many houses, the beds are narrow (70 cm) and only 1.90 m long.
Natural plot: Here, guests should not expect a neatly manicured lawn, but a plot of a similar character to the surrounding nature.
Extra beds: Usually consists of a sofa bed, sofa, or guest bed. The holiday centre has registered any loft, but has not checked its legality, so no reduction can be granted on that basis.
Cleaning: On departure, crockery, the grill, and other kitchen equipment must always be left clean. All houses and holiday apartments have mandatory final cleaning. The house must be left tidy. Dishes must be done, the grill cleaned, any rented bed linen removed. Feriecenter Bornholm reserves the right to invoice for work tasks that were agreed and described but not carried out. Please note that the final cleaning fee is not a deposit that is refunded if you clean yourself.
Waste disposal: Waste is not collected on arrival and departure days, but during the week.
Beach: There are beaches of different types: sandy, steep-coast, and pebble beaches. Wind and waves can change the character of the beach from year to year. Please contact the local tourist office for further information.
Noise and odours: Even in holiday home areas, you may as a tourist be exposed to various kinds of noise from traffic, construction, agriculture, treatment plants, and sometimes even military exercises—your neighbour may also make noise in different ways or have many guests. The agency cannot accept responsibility for this. But please remember that even during holiday time, our society must function, among other things also for your sake.
Toilet: To avoid blocked pipes, please never flush nappies, sanitary pads and similar down the toilet.
